It is a 230m² stone villa with traditional architecture, and is situated in a privately owned verdant extent of eight acres and at a straight distance of seven hundred metres from the sea. The surrounding region is hilly and free of other residences. It is an ideal spot for relaxation and contact with nature. From the courtyard of the house one can enjoy the splendid colours of the sunrise and sunset, the evening star-studded sky, as well as the reflection of the moon in the waters beneath the terrace.

The villa is built with natural materials and local stone, in the traditional manner. It has a tiled roof, a wooden traditional island ceiling, wooden exterior and internal frames and it is built on two levels completely adapted to the natural surroundings. The two levels are connected by an indoor wooden staircase, but both have independent access through the courtyard. All the rooms are surrounded by large stone verandahs and all have a view of the sea and the islands of Ithaca and Kefalonia, as well as a number of smaller ones.

It includes five double bedrooms, one large living and dining room, a kitchen fully equipped, a kitchenette with a small dining place and three bathrooms one with Jacuzzi. On the first level there is the living room with a fireplace, lounge and dining room, three double bedrooms, cooking and dining spaces and a bathroom. On the second level there are two double bedrooms, two bathrooms, one is ensuite to a bedroom with Jacuzzi, and a kitchenette with a dining area for four persons. The first level has wooden floors and the remaining space has “cotto” tiled floors.

The bedrooms are fully equipped with bedside tables, wardrobes, light fixtures and double beds with mattresses made of natural metal-free materials, iron and ironing board. The country style furniture is made of oak and pinewood. The kitchen is completely equipped with range, refrigerator, microwave oven, coffee maker, dishwasher and laundry machine. In the living room there is a fireplace, television, DVD and CD players.

The excellent microclimatic conditions of the region, the summer breeze and the local winds, in combination with the orientation of the house and the arrangement of the exterior openings ensure natural cooling even during hot summer days and render air conditioning unnecessary.

There is air conditioning in all rooms. All the rooms have large wooden traditional windows with screens.

Outdoors

By the house there is a 4 x 10m rectangular swimming pool, 0.80 to 1.7m deep with steps, and a 100m² lounge area with deck chairs and umbrellas.

The villa is surrounded by a 400m² verandah.

In the exterior space, the plants and trees of the region have been preserved. Sage and thyme grow among the olive trees and cypresses, all protected by stone walls that enclose the terraces. There is also a garden with vines, fig trees and small fruit trees.

The wonderful private beach of Ammoudi is located underneath the house. A short hike is required to reach the beach. The duration of the hike is about 15-20 minutes if you are an experienced hiker or if you want to make it a nice workout. It is about 25-35 minutes if you want to enjoy nature and take it slow. The way down is slippery and requires careful steps and attention, while the way up is easier in terms of technicality, but more exhausting.

Location

The location of the villa is 3km away from Ponti-Vassiliki village, making it one of the most (if not the most) peaceful spots on the island.

The famous Porto Katsiki, the Lighthouse and other great attractions within a 5-15 minute driving distance.
